News

5/26/2010 - May Board Meeting
At the meeting Jerry Lauersar was appointed Treasurer, fees were created for delinquent HOA dues and other actions taken. See the Calendar for more details.

5/26/2010 - Annual Homeowners Meeting
This year the meeting will be very important. It is the first time everyone will meet our new property management company. They will be presenting their 5-year plan for managing the community. We have many outstanding issues that need to be addressed and prioritized. We also have an election for one board meeting (we elect/reelect one member each year). Be sure to send in your ballots in by the dead line.

10/21/2009 - Semi-annual board meeting - It was decided to change management companies to Total Property Management. This will lower our operating costs and allow us to retain the current dues structure (NO increase in dues for 2010). We will now be able to get competitive bids for maintenance of the common areas.

5/13/2009 - Annual Homeowners and Board meeting. The annual board meeting was held and a new board member elected replacing a retiring board member. The issue of rusty guard rails was discussed along with the rising costs of water and Pearl Scale on some of the lawns. It was decided at the meeting to allow for up to two colors to be used to paint homes. The trim color may also be used to pain "accent" areas on the home. The second color must match the trim and not be a third color. Please note that all homes must have their colors approved by the architectural review committee prior to painting. 2/20/2009 - the Board and Property Management company have received estimates from our landscape gardeners regarding removal of grass and replacement with shrubs and gravel. We will be reviewing this as well as priority of the upgrades at the next homeowners Board meeting in May (see calendar).

2/20/2009 - the Community landscape gardeners will be trimming back all the bushes, as a result they will look a little bare for a while. This will keep the bushes healthy and looking their best and is normal maintenance

1/27/2009 - Carol (City of Chandler), Jose (Mesquite Landscaping), Marcie (Nova Property Management), and Beverly (HOA Board) met to walk the Capriana property and discuss options regarding cost reductions, water usage, landscaping and related subjects. Carol was very informative, providing charts of the HOA's water usage for the past five years and showing us what we can expect from proposed changes. A proposal will be presented at the may Owner Board meeting.

Announcements & FYI:

- Scorpions: Scorpions are everywhere in Arizona. Following are two possible solutions in dealing with this problem to keep them out of your house without the use of chemicals or other toxins harmful to the environment. Two possible solutions for homeowners that are environmentally friendly follow:

- Bees: Bees in Arizona are Africanized which makes them potentially lethal to most humans. Residents are responsible for removal if they are on their property. If however, they are seen in a common area please contact the HOA Management company immediately and let them know so that the HOA can have them removed. They are potentially very hazardous so the HOA removes them from common areas. The HOA does NOT remove other insects or bugs as they are not life threatening to the general public.

- The City of Chandler has asked that we not winter seed or water the grassy areas because of the water shortage. As a result our grassy areas will now be brown in the winter.

- Pigeons: Some homes have a problem with pigeons. It is the homeowners responsibility to avoid external damage to their home caused by the birds. There are professional organizations that can "bird proof" your house. Note that their excrement is toxic and can damage your roof when it gets under the tiles, which it does. Some residents have used plastic owls which may or may not be effective as they need to be moved occasionally.

- Speeding: One of the largest issues affecting our community is speeding.  We worked with local officials to mitigate speeding in the community, but our traffic levels are low enough not to require any additional measures. As a result we need your help to insure the safety of our community and the children that live here.  Please obey the speed limits and ask your guests to obey the speed limits.  Save a life instead of a few seconds on your daily commute.

- Leash your dogs - by law, all dogs must be kept within property boundaries and may not be allowed off the property "off-leash". Please be sure to keep your dog on a leash at all times when not at home. Chandler has "Dog Bark Parks" that are off leash if you would like to allow your dogs to run off leash.
